Tip #3: The roof is an important factor. Home sellers should remember that when an appraiser and/or a buyer come to view a residence for purchase or to list, the roof would be one of the first things that will be viewed, thusly; any missing, curled, or faded shingles will significantly lower the asking price of a house.
